The rise of the logistics market and the problem of the lack of available land have promoted custom projects in industrial buildings in Catalonia.

The transformation process of the logistics market in Catalonia has already begun with the emergence of new trends. The reconversion of the existing land, the transformation of polygons and forms of vertical construction seem to be viable solutions to promote the growth of the sector.

At the beginning of the year, the Generalitat de Catalunya approved a plan for the reconversion of industrial land to logistics as a roadmap for the definitive consolidation of the Catalan logistics system.

The growth of electronic commerce has been one of the main reasons that has led to the transformation of industrial spaces into logistics warehouses. The objective is to take advantage of locations where industry is abandoned and create new pockets of land to modernize the industrial and logistics park in Catalonia with more efficient and sustainable warehouses.

One of the most ambitious projects that challenges the future of logistics is the transformation of the Port of Tarragona. The construction of a new Logistics Activities Zone (ZAL) will occupy an area of 95,000 square meters and will be located between Vila-Seca and Tarragona.

It is estimated that this new logistics platform will generate more than 4,200 jobs and a 20% expansion of the space for logistics activities in the port. It will also have a positive impact on maritime traffic, which will increase between 2.7 and 4.6 million tons per year.

Although these types of plants were already common in countries such as Japan, France and the United Kingdom, they were unknown in Spain until 2021.
